Binding Site Plan
This is a type of land development used as an alternate to platting divisions, typically for commercial or industrial land. It allows a piece of property with one outer boundary to be segregated into smaller parcels for development at a later point in time as needed. It is a very flexible way to develop a parcel of land intended for business or industrial use. This allows the developer to cater to the needs of individual clients that may want something more flexible than can be found in a typical division. This process will require a plat to be completed and filed.

SEPA Reports
SEPA is the acronym for State Environmental Policy Act, also known as an Environmental Checklist. This is an application that must be filled out when a person files a long plat or zone change, and in some other situations involving proposed land use. It summarizes proposed development and how it would affect existing environmental conditions on a site. Similar to a critical areas checklist, it can become the basis for further investigation. WPES, Inc has much experience preparing these documents effectively and efficiently.

Master Planned Developments
A master planned development is a complete and comprehensive plan for large-scale developments that utilizes many various disciplines. Needs commonly include: archeological studies, hydrogeologic research, multiple aspects of civil engineering, architectural visuals and renderings, a range of survey types, utility layouts and coordination.
